The Village of Oakland Mills is a community in which the land is protected by covenants. These covenants are legally-binding promises that each owner and/or resident commits to abide by. Those who fail to abide by the covenants can incur penalties. The OMCA Covenants and Architectural Guidelines outline requirements for care and maintenance of properties in Oakland Mills. Buying and Selling
If you are selling your home in Oakland Mills (OMCA), you will need to provide your buyer with the governing documents of the Association, commonly referred to as a resale packet. OMCA resale packets can be downloaded for free (click button below), or you can purchase a printed packet for $30 at The Other Barn during regular business hours (10:00 a.m. to 4:00 p.m. Monday through Thursday). Please note that if your property is in a townhouse or condominium HOA, you will need to obtain that HOA's resale documents as well. For questions, email manager@oaklandmills.org.
Buyers often ask for a Letter of Compliance (LOC), which is a letter from OMCA stating whether the property is in compliance with the covenants. If you are a seller, you can request this letter by clicking the button below. For questions, email LOC@oaklandmills.org.

Changes to Property
To ensure covenant compliance, most exterior alterations to properties in Oakland Mills require an Exterior Alterations Application (EA Application). The application is then reviewed by the Residential Architectural Committee (RAC). Click on the button below to download an application. Contact applications@oaklandmills.org with questions. RAC Meetings
During RAC meetings, the RAC reviews accepted applications. Meetings are held the 1st and 3rd Thursdays of the month at 7:00 p.m.
Next RAC meeting: February 5, 7:00 p.m.
List of applications and Zoom link will be posted three days prior to the meeting.

Submit a Covenant Complaint
If you choose to submit a complaint online, please click the button below to fill out the form. The Covenant Advisor will evaluate the complaint to determine if a violation exists. The Covenant Enforcement process can be reviewed here.
